With all of the bay houses on the market, 4 guys go together, each gets a boat slip and 2 weeks exclusive use of house, while each can slip their boat for the season, balance of weeks are up for grabs or you get a bedroom and share the house ?
4k gives you 2 exclusive weeks for family and boat slip for year and br for balance of season.
Anybody interested, or is it a crazy idea

No disrespect to anyone, but even though this looks great on paper, as a rule I have found that partnerships like this inevitably cause problem with friends. What happens when the bulkhead need replacing for $50,000 and one partner is having a lousy year?

Ed,I may be wrong but I think He was talking about getting a rental??

It's a good idea on paper and one that many sellers have been trying for a number of years to increase their property values. However it hasn't worked for a number of reasons. First is the exit strategy. What happens when 1 of the 4 owners needs to liquidate their interest in the partnership? The other three would need to buy out his interest or find another friend. Both could prove to be difficult.

A second reason is that certain weeks of the summer are more valuable then others. Who determines who gets what weeks? Finally, and maybe the most important, financing is a challenge especially in today's market. The bank is only getting a 25% share of the deed to secure the note.

Having been in the Real Estate business for a long time, I can tell you that nothing breaks up friendships and families like Real Estate investments and inheritances. I've seen it countless times.

When it comes to houses at the shore, find something that you can afford comfortably before you invest. Partnerships allow more purchasing power, but create more risk.

Having said all of that, now is the best time to buy bayfront properties in Sea Isle City. Bayfront values have been effected the most by this economy. They are down 20-25%. Plus interest rates are still very low.

I agree on the complexity/danger of buying this way, I am refering to rental or multiple season rental.
I see seasonal rental opportunities for 16 to 20k on older, multiple boat slip places, that is why I am thinkin g 4 guys/16k/4 boat slips and each gets 2 prime weeks plus divide up the balance of weeks left after you take away the 8 prime vacation weeks. If you figure the boat slip plus striper season payment, it is maybe worth 1.5 k to 2 k alone, so in that scenerio alone you get 2 weeks exclusive use and other weeks shared use for 2 to 2.5k ?

I have a few customers who split a seasonal rental between friends and/or family and it seems to work. Your scenerio would work too, except the numbers are a little higher ($28k-$29k) and you would only have two boat slips. Here are links to two that I have open in SIC for the season as of now.

I know a guy who rented an older bayfront, but plenty good for rental and it had 4 slips plus a jet ski area, in OC, last year for around 20k, that is why I was thinking those numbers.
I will check around OC area to see what is around for 2010, meanwhile, I might ask a few guys if they are interested !!

You may find something on the bay that's a little more reasonable in OC. Larger inventory. You can also check out the Wildwoods, again more inventory. If you strike out and come up with a few more guys, give me a shout. Good luck, I hope you find something.
